The challenge
Hadrian House is a multi-tenanted office building in Newcastle. From 2020, the owners faced the familiar economics of commercial vacancy: empty units carrying the full weight of business rates with no rental income coming in, and a connectivity bottleneck that slowed every new letting once a tenant was found.
A conventional fixed line can take up to 20 weeks to install. For an incoming tenant, that means signing a lease and then waiting months before they can actually work from the space. For the owners, it means a unit that is let on paper but not yet earning at full pace, and a marketing disadvantage against buildings that can offer connectivity straight away.
