The lease is signed. So why can't the tenant get online?
A tenant signs a lease. The space is agreed, the keys are handed over and the move-in date is set. On paper, everything is ready.
In an ideal world, the tenant moves in, plugs in and starts working. In reality, what happens next depends on one question: is the building already connected?
Route one: the building isn't connected
This is where things slow down. Before a new line can even be installed, the tenant typically has to work through:
- Applying for a wayleave agreement
- Paying solicitors to agree the legal terms
- Waiting for the landlord's approval
- Waiting for the network provider to review and schedule the work
- Engineers attending site to carry out the installation
Each stage depends on the one before it, and each can stall. A permanent line can take up to 20 weeks to deliver, and we've seen wayleave agreements alone take more than a year to be signed off.
"Nobody in that chain is doing anything wrong," says founder and director Jamie Mableson. "It's just a long process with a lot of hands involved, and the tenant is stuck at the end of it, unable to work properly in a space they're already paying for."
The knock-on effect reaches everyone. Teams can't work effectively, systems can't be set up, opening dates slip and temporary workarounds get put in place. The pressure lands on tenants, landlords, agents and facilities teams alike, all because something essential wasn't ready in advance.
Route two: the building is Pre-Connected
Now compare that with a Fuse Pre-Connected Property.
A fibre leased line is already installed into the building and partitioned into secure, separate networks for each tenant. Capacity is ready for whoever arrives next.
When a lease is signed, the tenant connects to the existing, managed network and is live within 24 hours of confirming their requirements. There is no wayleave, no legal cost and no wait for infrastructure.
"It's the same building and the same tenant, but a completely different first week," adds Jamie. "One tenant spends months chasing a connection. The other plugs in and gets on with running their business."
Why the difference matters
Businesses rely on connectivity for everything: communication, systems, sales and day-to-day operations. Waiting for it is no longer acceptable, and for many tenants it's one of the first questions they ask when viewing a space.
For landlords, that makes connectivity part of the letting itself. A Pre-Connected building lets faster, carries a five-star Pre-Connected Property accreditation, and can earn rebates on tenant connectivity sign-ups. Fuse installs, manages and supports it throughout.
Already have a tenant waiting?
If a building isn't Pre-Connected yet, a tenant doesn't have to sit it out. Fuse can have them online from day one with immediate 5G while a permanent connection is arranged in parallel, then manage the switchover once it's live.
The takeaway
The difference between a smooth move-in and a frustrating one usually comes down to whether the building was ready before the tenant arrived. If it wasn't, delays are almost inevitable. If it was, the tenant is up and running almost immediately.
